Our condominiums, located within an easy walk or a quick ride on the Resort Shuttle to all Village amenities, offer a variety of settings. Whether you prefer the peacefulness of a wooded area, proximity to key facilities, or being in the midst of all the action, we have the perfect spot for your family.
Each of our cozy, family-style condominium homes features fully equipped kitchen facilities, cable TV, telephones, internet access, linens, cookware, dishware, glassware, utensils, and access to laundry facilities.

We offer five distinct lodging communities, each within an easy walk or a quick ride on the Resort Shuttle to all Village amenities.
Highland Hills Community
Located east of the Resort Village, Highlands Hill Community is nestled into the woodlands between Morse Mountain and Mount Mansfield State Forest.
You can easily pick up our on-call, in-resort shuttle, in summer and winter, which will take you anywhere you wish to go in the Resort.
This exclusive location features one, two, and three-bedroom condominiums.
Twenty-eight of these vacation homes, the Trailside Executives, are three-bedroom, three-bath townhouse duplexes that can be rented as two bedrooms. These spacious floor plans give privacy to large families. Other locations in this setting boast well-appointed, condominium-style accommodations, including one-, two-, and three-bedroom, fully equipped homes.
The vacation homes (Aspens and Trailside Highlands) closest to the Morse Highlands also have exclusive use of the Morse Highlands Community Center, including a year-round outdoor heated swimming pool, exercise room, changing rooms, and playground. Mountain Laurels also features its own outdoor year-round heated pool.
Each home has a large living room with gas or wood-burning fireplaces, a dining area, an outdoor balcony, several televisions, and air conditioning.
Seasonally, this location is close to several of our most popular venues. Cross-country ski or snowshoe right out your back door and connect to our expansive trail network. In the summer, Notchville Park has three pools, and it is just a quick walk or shuttle ride from any location at Highlands Hill. Summer and fall brings you the convenience of using our hiking trail system for our self-guided, nature walks and hikes.
North Hill Community
The North Hill Community features the most spectacular, southerly, mountain views at Smugglers’ including those of Madonna Mountain, Sterling Mountain and historic Smugglers’ Notch Pass.
This location combines the serenity of a woodland hillside setting with several multi-story vacation home buildings nestled in the landscape including one-, two-, three-, and four-bedroom condominiums.
Our premier 2- and 3-bedroom homes feature furnished sunrooms, central air, master suites with whirlpool baths and steam showers, private decks, and outdoor hot tubs. Spacious 2- and 4-bedroom homes offer granite showers, fireplaces, and stunning views, while 3-bedroom homes provide exclusive lodge access with a pool, sauna, and game room. All homes include high-speed internet, fully equipped kitchens, gas fireplaces, and balconies. Available year-round for vacation owners and exchanges.
This community features the exclusive use of North Hill Central, an aquatics and exercise facility with an indoor heated pool, Splash Grounds Water Playground, two hot tubs, an exercise facility, and locker rooms. For summer fun, there is an outdoor waterslide with its own splash pool, children’s playground, and sand volleyball court. The North Hill Community Center is just a short walk from all North Hill Community accommodations.
All North Hill homes at Smugglers’ Notch Resort are maintained to the highest standards, ensuring a “like new” condition. These fully-equipped condominiums offer all the conveniences of home, including high-speed internet, voicemail, linens, washer and dryer, paper products, and a complete kitchen with cookware, dishware, microwave, and dishwasher. Each home features a spacious living room with a gas fireplace, dining area, outdoor balcony, and TVs with DVD players. Depending on the size, these homes have one to four full baths.
In summer, enjoy two tennis courts, a large playground with a sand volleyball court, and a 3-minute walk to the Tennis Center, Woodland Mini-Golf, Disc Golf Courses, and Courtside Pool with Flume Waterslide. In the fall, North Hill Community offers spectacular views of brilliant autumn colors, a children’s playground, tennis courts, and proximity to mini-golf, disc golf, and hiking trails. In winter, it’s adjacent to cross-country and snowshoe trails, with a 3-minute walk to SmuggsCentral and a quick shuttle ride to the Village Center and upper mountains for alpine skiing. An on-call shuttle is available for easy Resort access year-round.
Village East
Located right in the Village Core at the base of Morse Mountain, one of our three mountains, the Village East Community is the hub of activity.
Most of these accommodations have great southerly mountain views of Morse, Madonna, and Sterling Mountains.
Accommodations include studio, one-, two-, and three-bedroom condominiums, plus larger four-bedroom townhouses. Each vacation home features personal touches and classic ski décor, maintained to high standards. One-bedroom and larger homes offer full kitchens with dishwashers, washers, and dryers (in-home or in-building), spacious living rooms with gas or wood-burning fireplaces, dining areas, outdoor balconies, TVs with DVD players, and air-conditioned bedrooms. Studios combine bedroom and living spaces with mid-sized appliances and shared laundry facilities. Village East homes have one to four full baths, depending on the layout.
The Village East Community is centrally located, close to family entertainment, restaurants, a sport shop, a country store, and the Courtside pool. All amenities are within a 300-yard walk or a quick shuttle ride from your accommodations.
One-bedroom and larger homes feature full kitchens with dishwashers, washers and dryers (in-home or in-building), and amenities like voicemail, linens, cookware, microwave, and most paper products. These homes offer WiFi, spacious living rooms with gas or wood-burning fireplaces, dining areas, balconies, TVs with DVD players, and bedroom air conditioning. Studios have mid-sized appliances, combined bedroom/living areas, and shared laundry access.
The Village East Community is centrally located and close to family entertainment, restaurants, a sports shop, and the Courtside pool. All amenities are within a 300-yard walk or a quick shuttle ride, including heated pools, hot tubs, waterslides, tennis courts, and children’s programs. In winter, it’s near all Resort Village amenities such as indoor pools, hot tubs, the FunZone 2.0, Nordic & Snowshoe Center, Snow Sport University, rental shop, tube sliding, and more.
Village West
Located right in the Village Core at the base of Morse Mountain, one of our three mountains, the Village West Community is the hub of activity.
All amenities in the Village West Community are within a 300-yard stroll from your accommodations.
Accommodations include one-, two- and three-bedroom, condominium-style lodging. Larger homes include four and five-bedroom townhouses. Vacation homes feature the personal touches of their owners and are styled with the classic condominium rental décor. We strive to maintain a high standard for our rental vacation homes.
The Village West Community is in the heart of the Resort and close to afternoon and evening family entertainment. This location is within an easy walk from restaurants, sports shop, country store, the seasonally enclosed Courtside pool, mini-golf, FunZone 2.0, and more.
One-bedroom and larger homes feature full kitchens with dishwashers, washers, and dryers, and amenities like voicemail, linens, cookware, microwave, and most paper products. They have WiFi (included or for a fee), spacious living rooms with gas or wood-burning fireplaces, dining areas, balconies, TVs with DVD players, and bedroom air conditioning. Homes have one to three baths, depending on the size.
Village West Community is at the heart of the Resort in the fall, close to family entertainment, restaurants, and the seasonally enclosed Courtside pool. Within 300 yards or a short shuttle ride, you’ll find summer amenities like the MTB park, FunZone 2.0, heated pools, waterslides, tennis, golf, and more. In winter, it’s a convenient lodging spot near SmuggsCentral with an indoor pool, hot tubs, Nordic & Snowshoe Center, Snow Sport University, rental shop, and evening entertainment.
West Hill
Located mid-way up Morse Mountain on the west side of Smugglers’ Notch Resort.
West Hill Community features spectacular sunset views of the Smugglers’ Notch Valley to the northwest, often with Alpen Glow on the Sterling Mountain range to the East.
The well-appointed accommodations at West Hill include one-, two- and three-bedroom, fully equipped condominium homes.
Vacationers in the two- and three-bedroom homes at Falcons in West Hill also have access to a workout room in the building and private use of a large outdoor spa. A two-port ChargePoint station is located in the Falcons building parking lot in the West Hill Community. Guests at West Hill have the exclusive use of the West Hill Community Center with a year-round, outdoor heated pool, exercise room, game room with ping-pong, video games, and more.
Amenities include a fully equipped kitchen, microwave, and dishwasher. Each home has a large living room with a gas fireplace, dining area, outdoor balcony, several televisions with DVD players, and air conditioning in each bedroom. Depending on the size of the home, these homes have one or two full baths. The West Hill Community has WiFi service.
In the fall, enjoy spectacular views of Smugglers’ Notch Pass and the surrounding hillside, with walking and hiking trails passing through this scenic location. In summer and winter, a convenient on-call shuttle service takes you anywhere in the Village. Summer features include the Splash Grounds water play area and an extensive children’s playground.
